Every month I pull closed-sale data directly from OneKey MLS and run it through the same analysis I send to my newsletter subscribers. Here's what the numbers showed for June 2026 — the peak of the summer market — across Northeast Queens, New Hyde Park, and Great Neck.

73 single-family homes closed across Northeast Queens in June 2026 — covering Bayside, Whitestone, Flushing, Fresh Meadows, Douglaston, Little Neck, Oakland Gardens, Hollis Hills, Kew Garden Hills, College Point, and Malba, combined.

The $1,220,000 combined median is the highest we've seen tracked for this market — a meaningful signal that buyers willing to stretch are still competing for the right homes. The 98% average list-to-sale ratio reflects a market that's pricing more rationally than 2022–23 but still rewarding well-prepared sellers. Of the 32 homes that sold at or above asking, the most competitive closings were in the $950K–$1.3M band where first-time move-up buyers and Queens families are most active.

The 33-day average DOM tells a mixed story: move-in-ready homes priced correctly are moving in under three weeks. Homes needing work or priced above the comparable sales are sitting 60–100+ days and eventually accepting discounts. The gap between well-priced and over-priced is wider now than it was two years ago.

New Hyde Park continues to be one of the most competitive markets in Nassau County, with buyers moving east from Queens and strong local demand combining to push list-to-sale ratios above 100%.

New Hyde Park is outperforming the rest of the region. Thirteen of twenty closings — 65% — sold at or above asking price. The 102% average list-to-sale ratio means buyers are regularly paying above list to win. Speed matters here: the homes that sold in under two weeks averaged better pricing than those that sat longer, confirming that properly priced, move-in-ready inventory is getting absorbed fast.

Great Neck's $1,560,000 median reflects the market's diverse price spectrum — homes under $1.5M are seeing strong buyer competition (several sold above asking in under two weeks), while the upper segment above $2M requires more patient selling and negotiation. The 98% average list-to-sale is healthy, but the spread between sub-$1.5M activity and the luxury end is wide. Buyers here need to move quickly and competitively in the mid-range; sellers above $2M need to price strategically from the start.

What This Means If You're Buying

Summer 2026 is an active market, not a frenzied one. The buyers winning are pre-approved, know what they're willing to pay before they walk in, and have their agent and lender coordinated. That last part matters more than most buyers realize — when I represent you, your offer comes with a pre-approval from your loan officer and your agent as the same person. Listing agents and sellers notice.

The buyers losing are the ones treating every home like a negotiation opportunity. In New Hyde Park and the $950K–$1.3M range across Queens, well-priced homes are still getting multiple offers. The time to negotiate is on condition, not price.

What This Means If You're Selling

The data is clear: homes priced correctly in the first two weeks sell near or above list price. Homes that miss on price in week one will chase the market down. The sellers doing best right now started by having an honest conversation about what the comps actually support — not what Zillow says, and not what the neighbor got in 2023.
